How the Community Solar Development Process Works

Property Evaluation

We review your property's size, roof or land characteristics, ownership, and overall suitability to determine whether it can host a successful community solar project.

Project Feasibility

If the property is a good candidate, we perform detailed engineering, interconnection, and financial analyses to determine whether a project can be developed and what lease value it may support.

Lease Agreement

Once the project is deemed viable, we negotiate a long-term lease that clearly defines payment terms, project responsibilities, and property access.

Engineering & Permitting

Pfister Energy manages all system design, engineering, utility coordination, permitting, and regulatory approvals required to move the project toward construction. 

Construction

Our in-house engineering, procurement, and construction teams build the solar installation while minimizing disruption to your property's normal operations.

Subscriber Enrollment

We enroll eligible community solar subscribers, manage ongoing billing, and ensure the project reaches and maintains the subscription levels required for long-term success. 

Long-Term Operations

After the system is commissioned, we operate, monitor, and maintain the project for the life of the agreement while you receive predictable lease payments.

 It depends on your property size, system capacity, and local program. On average, every 100,000 sq ft of rooftop can generate up to $80,000 in annual lease income. We'll provide a custom estimate based on your specific site during the assessment. 

Yes. Properties with unused acreage in eligible territories can qualify. Our team evaluates ground-mount viability as part of the site assessment. Some of the strongest opportunities are in New Jersey, Maryland, and Illinois, where active programs are in place — though we work across all our markets.

 20–25 years. Long-term agreements provide predictable, bankable income for the duration of the project.

No. As a host, you provide the space for the solar system, but continue to buy electricity as usual. If you’re also interested in on-site solar for your own energy needs, we can explore that as well. 



No. Once commissioned, the system is fully managed. Your only role is to collect lease income!

Options such as renewal, system removal, or transfer are defined in advance as part of the agreement.
